A first-anniversary checkup. One complimentary visual check is included with new complete replacements under this program. Contact us in months 11–13 to schedule; weather and safe access apply. Repairs and maintenance are separate.
Roof + Chimney Water Defense Review. We assess accessible flashing, roof penetrations, skylight transitions, ventilation and gutter drainage. Included work and recommended upgrades are clearly separated in your proposal.
No-Surprise Approval Promise. Known allowances and potential unit prices are identified in advance. Hidden damage is documented and chargeable extra work requires an approved written change order.

Repeated leaks, widespread shingle deterioration and several layers of roofing can make replacement more practical than isolated repairs. A small, localized defect may still be repairable. We inspect the roof before recommending either approach.
Roof size and pitch, access, tear-off layers, decking repairs, flashing complexity and material selection all affect the price. Your written proposal should identify the selected roof system, included work and how concealed damage will be handled.
Sound decking can often remain. Its condition is checked when exposed, and any damaged areas need an agreed repair before the new roofing is installed.
Not necessarily. The chimney masonry, crown and flashing may need separate repairs. We look at the adjoining details when planning the roof work.
